A price given before the cause is known is a guess. We diagnose what has actually failed, put a written number to the work, and open the smallest hole that fixes it.

What we do
Each starts the same way — establish the cause on site, then price the work that actually resolves it.
The everyday faults — dripping faucets, running toilets, low pressure, a pipe that only leaks when the dishwasher runs.
Finding the leak without opening the whole wall, then repairing or repiping the affected run.
Clearing clogged sinks, showers, tubs and floor drains — and finding out why it clogged.
Repair, replacement and installation for tank and tankless units, including seismic strapping.
Fitting faucets, sinks, showers and valves — including the ones that need the supply reworked to fit.
Running tanks, weak flushes, rocking bowls, wax seal failures and full replacements.
How we work
Most plumbing complaints are a symptom some distance from the cause. Water tracks along a joist and appears two rooms away. A drain that keeps clogging is rarely blocked where it floods.
So the first visit is about finding out what has actually failed. Only then is there a real number to put on the work — and a reason to open a wall, or a reason not to.
A price given before the cause is known is a guess. We find the fault first and put a number to the actual work.
Exploratory demolition is a last resort. Locating a leak properly usually means repairing one section rather than a wall.
The estimate is written down before the work starts, so the invoice holds no surprises.
The old unit goes with us, the floor gets covered, and the cabinet is left drier than we found it.
Illustrative work
Examples of the work a residential plumbing call involves — shown to illustrate the service, not as a record of any particular job.

Kitchen and bathroom under-sink work

Supply line failures and pressure loss

Section replacement in older homes

Cartridge, washer and valve renewal

Clearing and re-sealing waste connections

How a job runs
Three steps, in that order. The estimate sits between the diagnosis and the work so nothing starts before the price is agreed.
Call, or send the details through the quote form. We ask what the symptom is, where it is, and when it started.
We diagnose the cause on site and put a written price to the work before anything is dismantled.
The agreed work is carried out, tested under load, and the site is left clean. The invoice matches the estimate.

They found the leak behind the laundry wall in about twenty minutes, opened one small section, and patched it the same visit. I had been quoted a full repipe elsewhere.
Old tank finally went on a Sunday. New unit in on Monday morning, strapped properly, and they hauled the old one away without me asking.
Kitchen line had clogged twice before. This time they put a camera down it and showed me the actual cause rather than just cabling it again.

Fictional sample data. The names, neighborhoods, ratings and review count are invented, no review platform has been consulted, and this rating is deliberately excluded from the site's structured data.
Where we work
The city's housing stock changes character every few blocks — a 1900s flat in the Mission and a hillside home in Potrero ask different things of a plumber.
Demo configuration. These neighborhoods illustrate how a service area would be set up in Clearflow Plumbing's config file — they are not a claim about where anyone actually travels.
Common questions
In this demo the pricing model is left unset, because it is one of the details a real business should configure before launch. The pattern we would recommend: diagnose first, give a written price for the actual work, then proceed only once it is accepted.
Much of the city's housing stock predates modern supply materials, and galvanized pipe, cast iron waste lines and tight under-floor access are routine rather than exceptional. Any plumber working here should expect them.
That is the process this demo site describes: request, diagnosis and written estimate, then the work. The estimate step exists so there is no gap between what was discussed and what gets invoiced.
In San Francisco the section of sewer line between a property and the city main is generally the property owner's responsibility, which is why its condition often comes up during a sale. A camera inspection produces a recording of the line rather than an opinion about it.
No. Clearflow Plumbing is a fictional brand built to demonstrate a website design. The phone number, address, reviews and credentials are all placeholder data, and no enquiry sent through this site reaches anyone.
Describe the symptom and where it is. We'll come back with what it likely involves and what it would cost to put right.
